Detailed rules
Established homes
- 100% stamp duty exemption up to $750,000 (expires June 30, 2026).
- Standard duty rates apply above $750,000.
- No FHOG is paid on established homes.
New builds & vacant land
- Stamp duty concessions still apply under the $750,000 cap.
- $30,000 FHOG for eligible new homes or builds (triple grant).
- Vacant land builds qualify when tied to a build contract.

Mia is buying an existing cottage in Hobart for $700,000.
- Stamp duty: $0 (full exemption before June 30, 2026).
- Shared equity: MyHome contribution up to 40%.
