Detailed rules

Established homes

  • 100% stamp duty exemption up to $750,000 (expires June 30, 2026).
  • Standard duty rates apply above $750,000.
  • No FHOG is paid on established homes.

New builds & vacant land

  • Stamp duty concessions still apply under the $750,000 cap.
  • $30,000 FHOG for eligible new homes or builds (triple grant).
  • Vacant land builds qualify when tied to a build contract.

Mia is buying an existing cottage in Hobart for $700,000.

  • Stamp duty: $0 (full exemption before June 30, 2026).
  • Shared equity: MyHome contribution up to 40%.
  • Deposit: 2% using shared equity and the federal scheme.

A couple builds a new home for $720,000.

  • FHOG: $30,000 paid toward the build.
