Detailed rules
Established homes
- Full stamp duty exemption up to $700,000.
- Concession applies between $700,000 and $800,000.
- No FHOG is paid for established purchases.
New builds & vacant land
- $30,000 FHOG for new homes up to $750,000.
- Stamp duty is abolished for first home buyers on new homes (no price cap).
- Vacant land builds qualify when the build contract is included.

Scenario A — The Ipswich Build
James is building a home in Ipswich for $700,000.
- FHOG: $30,000 cash grant (boosted until June 30, 2026).
- Stamp duty: $0 on a new home.
- Deposit impact: the grant can form part of the 5% deposit for the federal guarantee.
Scenario B — The Established Buyers
A first home buyer purchases an established home for $650k.
- FHOG: $0 (established homes are not eligible).
- Stamp duty: $0 (full exemption under $700k).
- Total impact: duty-free purchase without a grant.
